Working With Real Estate Agents

When buying or selling real estate in Morganton, NC or Burke County, you may find it helpful to have a real estate broker assist you. Real estate brokers can provide many useful services and work with you in different ways. In some real estate transactions, the broker works for the seller. In others, the seller and buyer may each have agents. And sometimes the same broker works for both the seller and the buyer. It is very important for you to know whether the broker is working for you as YOUR agent or simply working WITH you while acting as an agent of the other party.

Morganton, NC: "Hope Floats"

A client of mine attended this past weekend's Oyster Roast on the Burke County Courthouse Square. The Oyster Roast was a benefit for the Burke Arts Council which I had turned them on to when they came in to town over the weekend. We at C. Ervin & Associates Realty have helped sponsor this October event for years, and we also serve as volunteers to help sell and serve those amazing oysters fresh from Appalachicola and fresh out of the steamers on the Burke County Courthouse lawn.

Anyway, my client and her husband hung out for a while Saturday afternoon, enjoying the local music, fresh seafood, and general festive small town atmosphere. When we talked again this week, they told me what a great experience they had at the Oyster Roast, and commented that Morganton, North Carolina is like Sandra Bullock's movie, "Hope Floats."

You know, I agree. After all, I have been selling real estate and selling this town of ours for over 12 years now. Actually, it really sells itself. Morganton really is the perfect small town.

The ABC's of Preparing to Buy A Home

Do you need a condo, a small home, or a large home? How many bedrooms is the minimum? Is it necessary to have more than one bath, more than two?

Do you need a workshop, a garage, or a basement? Would you prefer a city lot or some acreage?

Do you have a dream home that is a certain style? Is it a must to be on one level? Do you need two levels for privacy? Is it mandatory to have a bedroom on first floor?

B. Contact a Lender.
Unless you plan to pay cash, contact a lender. They can help you figure how much can you afford. They will explain payments, taxes, and insurance to you.

If you are making a local move, check with your bank to see what they can offer you. Ask friends or co workers for a reference for a lender.

If you are moving to another area, you can either contact a lender in the new area or go to a local lender who is willing to make a loan in another area, such as a franchise or a bank with a branch in both areas. Find someone you trust and with whom you feel comfortable.

C. Select a Realtor.
If you need to move to another town, you can ask a local realtor for a referral. Check the web for local realtors. Call a lender and ask for a reference for a realtor. Staying in the area, ask friends for a reference if you do not know a realtor.

Examine your own needs in a realtor. Do you want someone who will give you personal attention? Do you need advice on school districts, retirement communities, a place to work, or volunteer?

Doug's View of Real Estate In Morganton, NC

Real Estate continues to be possibly the best investment in America. Homes and Land continue to increase in value and mortgage interest rates of around 6 1/2 % are still available.

I remember a few years back when the news media ran a feature saying, "There is going to be a shortage of automobile antifreeze this year." Masses of people who heard and viewed the news piece on the antifreeze shortage believed there was in fact going to be a shortage of antifreeze so they went out and bought a gallon or two. Sure enough the shelves on the auto supply stores were soon sold out of antifreeze. Yes, there was a sudden shortage of antifreeze available for consumers to purchase.

Another case in point: Back in the mid-1970's when gasoline was relatively cheap, the Big Oil companies started holding oil tankers offshore to reduce the supply of oil available to refiners to make gasoline. The media "Sounded the Alarm" with the same shortage message. Millions of people who had previously been running their automobiles with approximately 1/2 to 1/4 of a full fuel tank began keeping their tanks topped off completely "Full" of fuel. The additional fuel stored up in individual gasoline tanks in nearly every passenger car in the USA created a "Fuel Shortage" resulting in increases in gasoline prices, and "Fuel Shortages."

We need to take every opportunity to honestly say everything "Good" that we can about being in the Real Estate Brokerage Business, and the Positive Benefits of owning Real Estate itself as a product, and an investment in Morganton and Burke County, NC.
